What is EPC & How to Get an EPC Certificate for your Home?

The EPC is a result of the Building Energy Performance Directive (EPBD), which came into

force in the UK as Section 5 of the Housing Act 2004. The EPC measures a building's internal

energy performance and rates certain parameters on a scale from A to G. The Epc Certificate

comes with a Recommendation Report that identifies areas for improvement. Valid for 10 years.

EPC must be provided before sale or lease. This allows future buyers and renters to consider

energy efficiency as part of their decision-making process.



With a few exceptions, a valid EPC is a legal requirement for new construction or if the building is sold or leased to a new tenant. If you want to sell or rent real estate, you need to outsource to an EPC company. This should be visible to future buyers or renters. EPCs not only impose fines of up to £5,000 but can also cause significant delays in sales and rentals.


Business EPCs can only be established by EPC-approved foreign residents. There are three

classes of commercial EPC, each of which requires a different level of the qualified resident.

The type of EPC required for non-residential buildings depends on the size and complexity of

the building and the heating and ventilation system.

Failure to provide the Epc Certificate to future buyers or tenants will result in a fine of £500 to

£5000 depending on the taxable price of the building. The application depends on commercial standards.


Minimum Energy Efficiency Standards:

implement a variety of small renewable energy technologies. Full payment for FIT Solar is only

available if you purchase an EPC and have a grade of "D" or higher. There are some exceptions. Especially for energy projects in school and community.


As of 2018, it must meet the minimum energy efficiency standards commonly expected in EPC

ratings. Properties rated “F” or “G” cannot be sold or leased after April 2018 without work to

improve energy efficiency. Although there is some uncertainty in the application of this law,

many landlords are spending millions of pounds to be able to sell or rent the property after the deadline.
